Site Scrape




Went down and had a look at the block today - I'm pretty sure it's an RDO today - no action on site - so we took a couple of snaps of our site scrape and loo!

Our CLE from Carlisle called today - she has moved to another area with Carlisle so we will be having a different CLE from here in - which is a shame because we loved her ! She was awesome - but based on our experiences we're pretty sure we'll be well looked after!!!

So from now until next Wednesday we will have the drainage etc done - ready for Slab pour!!

Portaloo!!!

Well - I just went past the block and we have a portaloo and crossover protection! I also received a call from our Site Supervisor this arvo and he has said that we will definitely (fingers crossed) have a frame by the end of August :) :) :)

Looks like all systems go! (except for this stupid rain!)

We got our notice in the mail that the building permit has been approved!!!

We have site scrape booked for Thursday 29th July and slab pour booked for 11th August! Seems like all systems go!!! YAY

LAND: Finally

Well... Good news everyone!!! Our land was finally released late yesterday and we're due for settlement on July 20th!!! Site start not long after then!!! Woo hoo!!

Some Good News...

Received an email today from our conveyancer!

"We have been advised by the Vendor's Solicitor that the Plan of Subdivision
has been lodged at the Land Titles Office, so settlement should be in the
next few weeks.

Could you please contact your bank and make sure that you have signed
everything they require.

We will advise as soon as the Plan of Subdivision has Registered."

Moved

Well, we are just finishing off our move (we will have to clean the house tomorrow) but we are now moved in to my Parent's place where we will be calling home during our build!

We are extremely grateful for our family and friends support - between my parents, my grandma and our best mates - we have our belongings spread across 3 different suburbs of Melbourne!!!

Well needless to say WE CAN'T WAIT FOR OUR BUILD TO START... we need this land ASAP!!!

Will let you know when we have an update! :)

Contract etc

So we signed contracts today.

We have had developer approval!
Need to wait 2 weeks for council approval...
And who only know how long we need to wait for our land??
So pretty much as soon as we have that title in our hot little hands... WE WILL HAVE SITE START!!!!

Update

Ok.... received another letter from Sunland explaining that there are MORE delays on our block... so there is no need to stress about our land settling before our unit! The rate we're going it will be Christmas before we get our land!!!

Anyway - we've received our contracts, there was only 2 items missing - the Network Data point in the theatre room and the specifications of where the GPO's are to be located in the en suite and bathroom (I elected to have them inside the vanities to hide our electric toothbrush and shaver)

Other than that CH have said that they would like a July site start - bringing it forward 1 month from our initial August site start which would be awesome as this may mean we MAY be in for Christmas 2010 - which would be fabulous.

Anyway - that's all we really have to update at the moment - just keeping busy packing and sorting out the crap we have managed to accumulate in the past 5 years :)

SOLD!!!!!!!!!!!

Good News everyone!

We have officially SOLD today!!!

Sold sticker will be going up tonight!!!

And we have been approved by the bank for land and construction even if the land settles before the unit we will be fine :)

Tender...

Ok, so we had out Tender appointment today... we went a bit... ok well a lot, over budget so there are a few things we will have to take out... the tiles alone were going to set us back $4500 aarrggghhh - needless to say I nearly fell off my seat when I saw that considering tiles are only going in the bathrooms, toilets and laundry... so we decided to knock them down to the standard range considering we are upgrading the remainder of the house to the laminates and Cat 2 carpets - I guess those are the more important areas and we're happy to pay the extra in those areas!

A few other items that were really expensive and caught us by surprise will be coming out too... we just have to weigh up what we can and can't live without and of course how much the bank will give us!!!

Will update when we decide what to do :)

Colour Browse/Selection

So we went to our colour browse appointment today and had soooooooo much fun at Spectra! We're pretty confident in our selections so we're happy to lock them in on Monday at our colour selection appointment!!!

Here are our choices... let us know what you think!!!

EXTERIOR

Roof - Traditional profile - Barramundi colour




Fascias, Gutters, Downpipes, Front Door, Garage Door and Timber cladding to facade (Surfmist)


Aluminium Windows and Bifolds - A&L Anodic Grey


Main brick to house - Boral Mist


Feature Brick to Facade (Under windows and timber cladding) Austral Brick - Graphite


INTERIOR - FLOORS/WALLS

We were originally looking at having tiles through out the entire house (obviously other than the carpeted areas) however this was going to cost us THOUSANDS!!!! So for the extra couple of hundred we decided to go with the laminate floors - Here is a pick of the tile, carpet and laminate floors (We will still be having our tile in the bathrooms, powder room, toilet and laundry)



Walls throughout to be Dulux Lexicon
With ceilings, doors, architraves and skirting in Dulux Lexicon Half
Feature walls and the entire Theatre Room will be Dulux Klavier

WET AREAS

Caesarstone Urban


Lower Cabinets - Laminex Alaskan


Above head cabinets - Laminex Blackened Linewood


We are having one perspex door in the above head cupboard and we have chosen the below


Glass Splashback is the clear glass on Western Myall (This colour is also seen the colour chart from Dulux)

(We are having the Urban Caesarstone in all of the bathrooms, in the laundry we will be having Laminex Morning Shale)

Cabinets in all of the areas are Laminex Lustrous Elm - (as seen in the photo)

The feature tile is "Style Grigio" (The photo of the tile on the Beaumont Tiles Website is all distorted so I didn't bother downloading it!) - and it looks very much like the Laminex lustrous elm - we will be having this as the splash backs and as a feature wall in the showers - the remainder of the tiles i.e around the bath and in the laundry will just be the plain gloss white tile - and obviously the dark tile will be the floor tiles :)




Here are a list of items that we upgraded
- Facade
- Bricks - Cat 4/Cat6
- Roof tiles - Cat 2
- Timber Laminates - Cat 1 laminates
- 40mm Waterfall edges to the island bench in the kitchen
- Floor and Feature Tiles are both upgraded
- The second laminate cabinet colour in the kitchen
- The metallic glass in the Front Doors
- The bifolds to the lounge and dining doors and kitchen window
- We opted to have the microwave and surround kit included
- Remove the pillar in the Alfresco (so we can extend it at a later date)
- Install the pre works for Refrigerated Air Con (We will purchase the unit at a later date)
- Network points throughout some of the rooms...

I think that's about it!
I'll update on Monday after we have our selection appointment and let you know if we have a heart attack at the price of our upgrades!!!!

Chosen Facade - just different colours


This is the facade we are choosing (and paying a lot of $$$$$$ for)
We want to be different and with the view that we will have in front of house the windows frame the view very well! We will be having different colours, they will be much darker!

We have colour browse next Saturday 20th March and then the selection on the Monday (we had to change the browse and push it out a week due to work commitments this Saturday) I just hope we're not too rushed in making our decisions - although we already know what we want!

So we had the Real Estate Agent around today :) Very good news! We were expecting the right amount for our unit and they've said that there is not much at all for us to do to present the unit for sale!! They are even happy to bring people around now! So it will mean (if we do sell it sooner) that we will be living with my parents a bit longer - but it also means that we can save a heck of a lot more money too!!!

Got a call/message on the answering machine today from Carlisle - can't wait to call them back tomorrow and start making all of the fun appointments!!!!

Will keep updating with the sale of the unit and the colour selection appointments etc!

This is the Floor plan

Roof Tiles/Exterior Colours


We're having Aluminum Windows in Andoic Grey - so we like the following option for tiles and guttering and fascia

Colour Scheme - Interior/Exterior


This is the colour scheme we are interested in for both interior and exterior - these are Dulux colours
So yesterday we paid our deposit with Carlisle Homes! And we're organising contracts etc with them tomorrow! Very exciting time (and a bit nerve racking!)

Land settlement is delayed :( but we aren't looking to start our build until August - finishing the reno's on our Unit and it will be up FOR SALE by Mid MAY!

Drove past our block last night - looks like they are just about ready to lay the bitumen! Can't wait until we can actually see where our block is!

Will post more photos of land when we can actually find out block!
